Multi-Family Property Manager
Noltemeyer Capital is a property management and development company that has been in business right here in Louisville for over 50 years. We own and operate commercial and residential properties throughout the city. We are currently looking for a Property Manager at Willow Green Apartments.
The Property Manager will be responsible for managing the day-to-day operations of assigned property. Including supervising and motivating team members, negotiating with, and managing vendors and ensuring capital projects are completed to the specifications of senior management. While maintaining the owner’s investment, the manager will be expected to provide quality customer service and handle resident relations in a professional manner. Our ideal candidate has great leadership ability with proven people skills and creative thinking.
Duties and Responsibilities; but not limited to
- Ensure the property meets established operational, financial, and performance goals by monitoring financial reports, leasing activity, and day-to-day operations.
- Take ownership of property-level operations, implementing company initiatives and ensuring compliance with policies, procedures, and protocols.
- Monitor key performance indicators such as occupancy, rent collection, lease renewals, and resident satisfaction. Identify issues and apply solutions to optimize property performance.
- Maintain the appearance and physical condition of the property by conducting regular site inspections and coordinating routine maintenance, repairs, and safety procedures.
- Implement and oversee preventative maintenance programs to preserve and enhance the value of property assets.
- Support the execution of capital expenditure (CapEx) projects at the property level, including coordination with vendors, scheduling, and oversight of work completion.
- Collaborate with the Area Manager or Regional leadership on leasing strategies, training, and operational improvements to ensure consistency with company standards.
- Prepare regular property performance reports, including financial results and leasing status.
- Assist in reviewing property data and audits to ensure accuracy and compliance, and report discrepancies to Area Manger.
- Conduct ongoing market research to remain informed of local trends, competitive properties, and opportunities for property enhancement or revenue growth.
- Foster a positive team environment focused on resident satisfaction, employee development, safety, and customer service excellence.

Pay: From $60,000.00 per year
